How CDC works
CDC combines planning and construction approval into one certificate under the relevant state code. It's fast and certain, but only available when the site and design meet every applicable standard. Miss one and you're not eligible, which is why an honest eligibility review up front saves time and money.
Eligibility checklist we work through
Zoning and dual occupancy permissibility (typically R2/R3).
Minimum lot size (commonly 450m²) and frontage (commonly 12m).
Heritage, items and conservation areas are excluded.
Flood and bushfire status.
Setbacks, FSR, height, private open space and parking.
Whether the lot is battle-axe (excluded from the Code).
Your subdivision objective.
When CDC isn't the answer
If your site falls short on any standard, we don't force it, we design to a DA where merit assessment can still deliver a great outcome. Often that's the smarter route than chasing a marginal CDC.
