When a DA is the right path
A DA suits sites that don't fully meet CDC standards, sit within a heritage or overlay area, or benefit from design merit and flexibility. It's slower than CDC but far more forgiving of the real-world quirks of Sydney blocks.
What council assesses
- Compliance with the LEP and DCP (and any relevant SEPP).
- Streetscape, bulk, scale and articulation.
- Privacy, overlooking and overshadowing (shadow diagrams).
- Parking, access and stormwater.
- Neighbourhood and amenity impact.
What we prepare and coordinate
- Architectural plans and elevations to lodgement standard.
- Consultant brief and coordination (surveyor, stormwater, and any specialists your overlays require).
- Statement of Environmental Effects (SEE) coordination.
- Shadow diagrams and BASIX/NatHERS coordination.
- RFI responses and revised plans if council requests further information.
