Torrens vs strata, in plain English

Torrens subdivision creates two completely separate land titles, generally the strongest resale outcome because each owner holds their land outright. Strata subdivision divides the building into lots with common property and a body corporate, which can suit sites that can't achieve two Torrens lots. Which is right depends on your site and your goals.

Why it must be planned early

Separate titles aren't a switch you flick after construction. Lot boundaries, the party wall, private open space, access and services all have to be designed to support your chosen subdivision. Decide late and you can lock yourself out of the more valuable Torrens outcome.
