Torrens vs Strata Subdivision for Duplexes in NSW

Building two dwellings doesn't automatically give you two titles. If your goal is to sell or hold the halves separately, subdivision has to be designed in from the start, and the choice between Torrens and strata matters for value.

Torrens subdivision

Torrens title creates two completely separate land parcels, each with its own title, much like any standalone house. It generally commands the strongest resale value because buyers own their land outright with no shared property. It requires the site to support two compliant lots, so it must be planned early.

Strata subdivision

Strata divides the building into lots with common property and a body corporate. It can suit sites that can't achieve two Torrens lots, but the shared arrangements and body corporate can affect resale and buyer appeal.

Why it must be planned from the first sketch

Separate titles aren't a switch you flick after construction. Lot boundaries, the party wall, private open space, access and services all have to be designed to support your chosen subdivision. Decide late and you can lock yourself out of the more valuable Torrens outcome. We coordinate the surveyor and certifier from day one.

Frequently asked questions
