NSW Low & Mid-Rise Housing Reforms: What They Mean for Duplexes

NSW's low- and mid-rise housing policy is reshaping where and how gentle-density housing, including dual occupancy, can be delivered. If you're weighing a duplex, here's what actually matters for your block.

The direction of travel

The reforms aim to make dual occupancy and low-rise housing permissible more consistently across residential zones, and to smooth the approval pathway. The detail is delivered through changes to state policy and council controls, and it continues to evolve.

What to check for your site

Because the changes interact with each council's LEP and DCP, the only reliable answer for your block comes from checking the current controls and your Section 10.7 planning certificate. A rule that applies in one suburb may land differently next door.

Our take

More consistent permissibility is good news for well-designed dual occupancy, but design quality and site constraints still decide the outcome. We track the changes and apply them to your specific site.
